The Residential Tenancies act, is the act in Ontario that governs all landlord and tenant affairs. 

Things such as above guidelines rent increases, issues of standard of care, and even things like unit maintain/fit for habitation are listed in the act as duties of both landlord, and tenants. As a tenant when you have discovered or encountered an invasion of privacy, a nuisance of some sort, realistically anything that violates what the law considers “reasonable enjoyment” you are legally entitled for compensation or a remedy awarded by the board based on your request. On the other hand, when a tenant is failing to pay rent, damaging the landlord’s property, or failing to keep good faith with the landlord, the landlord is legal entitled to bring such claim to LTB using a form describing there issue in depth. More often then not when people hear the term ‘provincial offences’ they do not know what area of law this classifies. Provincial Offences govern driving infractions on the road.
